At least in my market I think the older homes that only have 1 bathroom would be challenging to rent in this manor but if you went into with intention and in a high density area I think its a great play.

I recently worked on something similar for a CFO client out West and I believe this would be considered a "small" deal and possibly be done via SBA/USDA.

Purchase price: $400,000 Cash invested: $100,000 Convinced the wife to buy this multi-family unit after going through a few rounds of selling (vs holding) homes that we lives in.

This is what I love about residential real estate.

They can do this as 1031 exchange, which is also known as a consolidation exchange.
