Trying to structure and on financing deal

This is what I have so far I plan on posting this to our local real estate investment groups and also on Facebook marketplace in my area. Anyone please try me in with suggestions on how I can make sure if this is attractive to buyers.

Anyone looking to buy and hold 

5 single family homes

2 sfh 3 bd 2 bth

1 sfh 3bd 1 bath

2 sfh 2 bedroom 1 bath

$465k as is value. 3 Properties are rented to long term tenants, 1 is rent ready, 1 is vacant.

Terms

Option 1: $410k for all 5

Option 2: $450k for all 5 with $200k down Payment and seller financing for $250k.. 7 years at 8% No prepayment Penalties
