It is other investors (professionals -often sharks), who would be my concern in a deal like this.

I now want to terminate a lease and all my correspondence with the tenant has been through text and email but my lease states I have to either 1st class mail or hand deliver (post to door or using door slot allowed).

Allegedly the money order I put in the mailbox  slot that directly deposited into the apartment the manager  “lived in” like one day a week was lost. seeint the writing on the wall I negotiated an offer to leave.

While MOST of the posters on BP are wonderful people, the lure of naïve investors with $$$ has of course had the sharks circling too. 

finding deals as stated above incredibly hard. supply chain issues and prices to do the work sky rocketed .. home values have risen but margins are razor thing for most jobs.couple ways to get experience go get your RE license so your working around homes and rehabs etc.. learn on someone else's dime in the real world..

While Brrr is not an easy strategy either, this what I coin AAA-Strategy is a razor sharp double edged blade, done wrong it can very easily rip a person wide-open and bleed a person out before they even know what happened.

Like a lender with purpose, but shark tank style minus the raking. 

But as I have said more times that I remember BP is full of sharks ready to eat all the guppies.... 

I got angle-shot, and the takeaway is that I learned from it so I can avoid situations like this in the future.I don’t know if it’s helpful context, but I’m not some sort of direct mail off market shark. 

Housing supply is never going to catch up with demand without huge government incentives or intervention, because there's no financial incentive to build housing for sale, much less for rent, in the slots most desperately needed (sub 200k); the cost of labor and materials makes low-income housing construction make no financial sense whatsoever.
