More importantly, do not be greedy as a wholesaler.

Remember to be greedy when people are scared and to be scared when people are greedy.I slightly disagree with one comments about saying great wealth comes from leverage + appreciation.

Talk to BP members from the location, you'll quickly see a lot of congruence in terms of market perception, expected direction, and their business models Will this location work for my trading business (time zone, taxes, other traders present?)

I'm not trying to be greedy, but I do think the property should fetch a fair market value.

Driving to the rehab site every day, being sticky hot, listening to contractor bs lies, dealing with blood sucking government officials, historical societies, standing in line at HD, owner liability ... need I say more.This is a great thread by the way, BP tends to focus on the greedy lender, but there are two sides to that story.Another thing I've noticed: Everybody should be concerned about costs, if you aren't your not a good business person, plain and simple.

But this is why the scam works...they prey on greedy people.

They are hoping you're starving or greedy and they can get in. 

No one ever questioned me or called me greedy or said "come on we're family" "come on we are friends" I set the boundaries early and stuck to it.
