I managed to get a hold of the documents the seller has made available (with estimates indicating at least $56k of deferred maintenance) and am ready to make an offer which includes seller financing.I have considered requesting dual agency from listing agent but not convinced I'd be best represented.

That listing agent will likely ask for your permission to be a dual agent where they represent both the buyer and seller.I agree with the other responses.

Turns out this thing has had ALL of the following replaced in the last two years: Roof, dual pane windows, copper plumbing, upgraded circuit breakers, 3 furnaces, a central AC unit, and cabinets + floors + paint to all 3 units...

I don’t recommend this route for everyone as we are dual citizens and have the ability.That way you could start with maybe 2 properties with the cash you have, taking the exchange rate into account and a 25% down payment for each investment property, and not have to touch the equity in your primary residence.If this sounds interesting, I’d start by speaking with your bank and see if they have a presence here in Florida.Just my 2 cents.

That being said the net worth and liquidity requirements for Foreign Investors is networth = 2x loan amount and liquidity = 18 months of mortgage payments instead of 1x the loan amount and 9 months.If you are a dual citizen or American citizen, you only need net worth = loan amount and 9 months of liquidity.
