I'm not saying don't invest in people, there is nothing better than investing an ambitious individuals, but if you think the average person is supposed to act rational or intelligently then stock up on booze my friend and prepare for lifelong disappointment.

A fairly recent transplant form the Midland/Odessa area of West Texas and now that I'm fully settled here hoping to start getting into Real Estate investment as a landlord using a Buy and Hold strategy.Been following the Dave Ramsey strategy for getting out of debt and should be debt free except our house by this spring and while I'm finishing that up looking to educate myself on this so I can make an intelligent start.

Appreciation has little to do with the strategy, unless counting artificial appreciation by finding a tenant buyer willing to pay more than market value due to the favorable terms we are offering.

Don’t look at the Current owner’s Assessed Value, it may be artificially low due to the Save Our Homes, 3% cap/year on increased assessments for taxes.....but Their assessed value, plus or minus the homestead exemption gives you the actual rate you can calculate from their Tax Bill.

State real estate commissions would have shut it down by now.The biggest problem is the fact that they do, in fact, do a lot of business, so this creates an artificial rush on every "deal" even when they are not deals.
