The benefits of a new system on reduced capex are nice, but installing central air where there was low-maintenance window units before seems like a wash.  

I think it cost 200$ and I had a check mailed to me next day air.

Hi, i live in Houston and i would like to start fixing and flipping properties, i have been in the air bnb field for a while and now i would like to move into fliping,  i would like some help if anyone would point me in the right direction to get started. 

Originally this was our family home that we bought from a builder around 2005 and then took out a HELOC to do landscaping, air conditioning, blinds, patio, and other stuff that a new builder home needs. 

@Sannibel Carter I am a pretty big newb but from what I have read in the forums, people can make absolute bank on air bnb.

They are also the ones that helped the existing owners flip the house this year so have some history with the property.Re: condition of systems - window air units so no HVAC.

Also I'm looking to AIR BNB this property. the rental amount I listed was based in long term rentals. 

How often do you have to rewire a property just to add a window air conditioner?

If you are able to buy a single family home, you can rent by the room long-term, or if it has separate living space (basement, mother-in-law sweet, etc.) you can Air Bnb, and likely cover your mortgage and potentially make money while living there, especially in a hot market like Austin.

I did my own inspection, but found the air conditioning not working.
