@Jason Arvin - that's interesting because normally the 3-4 units are a nice niche because a lot of house hackers buy duplexes figuring they can live in 1 unit while renting the other. 

I'm curious why you are set on that area.I would connect with a real estate agent that works with house hackers in the area and they can help you with all of that information.
