The laws surrounding tenants in a property you live in are generally different from properties that are strictly rentals.

Surround yourself with solid people, and you'll do great!

@Ethan Smith In general, it's an expensive market, but we've been able to find some good deals in New England and surrounding areas (New Hampshire, Maine, Massachusetts, Connecticut, New York).

I can not think of any instances (well, except for if you are on the unwilling receiving end of an eminent domain claim I guess) where improvements to the immediate surrounding of your Investments hurts overall returns. 

Then click around the results on the surrounding streets to find comps with similar bd/ba counts and square footage.
