I would also recommend that they have sufficient 'skin in the game' IE additional down payment above and beyond just having lived there a while.

I did a quick Zillow and there's plenty in that price range in the general area so you may be able to find one right in those sweet spots with some digging.

There are properties in the direct area where the ADU sqft was simply added to the total sqft and was sold with a similar price per sqft to other properties in the area (ranging in the $700-800 ppsf).
