. - An official notice to vacate / non renew is best delivered by a process server- if i deliver her notice before July 1st, the date for vacating premises is July 31 - there is no way for the Bank to stop a direct deposit -- I must close the account - if she remains after July 31, only then can I initiate the eviction processSince the tenant told me that she will be vacating by the end of June, my 3 scenarios are:Scenario 1 Leave it to chance and hope that she leaves by 6/30Scenario 2 Serve her with official notice before 7/01, with a move out date of 7/31.She could decide to still leave at 6/30, however this technically allows her an extra 30 daysScenario 3 Leave it to chance and she stays past July 1.

Sinks that hang on the wall and don't really need the base usually have offset brackets that the sink hangs on, that are bolted to the wall, and a couple of slots to bolt the sink directly into the wall.

Just get the son out, keep her security deposit - do it right according to the law, and if you want to spend money on a losing small claims court (as far as being likely to collect without spending more money on a process server and then still not collecting from her), then that's your choice.I'd probably not bother with suing her, but I suggest you study how to screen tenants better.

That could be done with tracking of some kind, or if the process server had a witness with them, maybe.
