Another little thing that is easy to be caught on when purchasing is hand shake agreements with tenants for certain things.

I'm not very good at knowing exactly where that line is, so I tend to go a bit above and beyond to ensure that my buyers aren't left shaking their heads and walking away.

I'm getting the inspection report next Tues -- on the surface the most expensive (big) repair items are the shake roof and deck.

I wish I could shake everyone's hand.

My property manager has started eviction on the two non-paying tenants, but honestly I can't shake the idea that all of this happening at once was not a coincidence. 

Asking an agent to work on your behalf without a written (exclusive) agreement is like going to work on a "hand shake" that your boss will pay you.  

What can I go to shake these jitters and gain momentum???

If i was to sell anything , like ice to a Eskimo.. or a property, I'd probably run to James :) I would suggest that if you're serious about investing in the area you get out there and shake some hands.
