If your ski mountain is in Connecticut, you might try to get couples for a romantic stay for the Autumn colors.  

We went with a neutral beige color to appeal to a majority of prospective howeowners.We are anticipating siding and all of the demo to be complete by Wednesday of next week.

Everyone is always roses and smiles when they move in but there are no smiles when it's time to get out. 

(great point) - I worked my *** off for so long that it's a skill I'm learning to slow down and smell the roses. haha.100% enjoying life includes learning, and to look behind the curtain a little bit and understand how some of these exotic real estate transactions are conducted  (exchanging property, accelerated depreciation on commercial buildings, 1031/financing until you die, subdividing, bank financing on the business cash flow, etc.. etc.. etc..) 

The exception is Santa Clara County which rose 2-3% annually.

If tenants aren't going to care about the wall color, it may be worth it for me to defer this cost.

Though trends keep changing but there are some basic colors that never go out of vogue.

I choose salient colors (Yellow, green or red) studies show your marketing will be seen.

I certainly do all my bookkeeping electronically, but I also have a specific system for keeping track of paperwork.I mainly do flips, and for each property, I keep 5 color-coordinated file folders (all yellow for one property, all green for another, etc):1) Purchase: This holds all my purchase information, such as Purchase and Sale Agreement, Addendums, HUD-1, CMAs, etc.2) Holding: This holds all my paperwork related to holding costs.
