Hey All, If you have been thinking of buying/or selling a condo there are a few new mandates that are going to be required from each association in regards to the Milestone Inspection and Structural Integrity Reserve Studies.

Meaning I was not a good candidate for his student profile.Here is my background info that I gave him.1) I have 2 homes, I live in one, cash flow on the other.2) I have little reserves, <10K but building up quickly.

Should I ask for a contact at the school and try confirm he is going there?

If you add in the owner's portion, VRBO is carving off 30 percent or more per reservation. 

These are business loans that look at the income from the property, and as long as it covers your PITI, your credit score and reserves .

Pluse you can save more to have reserves when you make the next move.

If you have liquid reserves - say $10k +, and IF the property is in good, not average, not fair, but GOOD condition, and the property is not in a “war zone” and not in a declining area, and the property is not in a city where it is or can be subject to rent control, then you might have negotiated the deal most investors strive for but seldom achieve. 

My money is tied up in finishing a renovations, and I need to keep some reserves in this market.Thanks for the recommendations. 

I would highlight this for other investors about keeping reserves and if values start to soften this is a perfect example of what can go wrong when you are over leveraged and don’t have cash.

If it is not that date, then for sure it would be before the Court confirms the auction sale (that is usually very quick after like a day or two.)
