Unless you are forcing value in your flip rehab plan by, for example, adding a bedroom, adding a garage or refinishing the basement, it seems unlikely that the house with the "flip" rehab will be worth $20K more than the house with the "rental" rehab.

Roof over lay maybe maybe not... refinish floors maybe new counter tops and rehab bathroooms.. spruce up landscaping and paint in and out.. usually a 10 to 20k job.. that is what I see kind of the middle of the road.. then you of course have others that will try to do the least possible. like this one they brought in a Used condenser unit.. that was a huge red flag and it was no good to begin with.

My contractor threw on a new layer of paint throughout entire house, replaced carpet with hardwood laminate, restored the wood on the staircase, and refinished tub/vanity in bathroom, new blinds and fixtures.
