One time I bought a property that was in an area of redevelopment, that the developer had mistakenly overlooked as needed for the project. 

Sometimes people mistakenly assume that cheap properties cash flow better than higher end properties but it's usually the reverse.

I would make no assumption that prices will come down minus a catastrophic decrease in demand.People mistakenly assume that price increases correlate to cost increases, but in many cases these increases are to increase margin.

I would love for a really experienced lender to jump in as I could be mistaken or there may be some other ways around the issue that I am overlooking.  

Today's attorneys mistakenly believe that Court is all about the law. 

If I'm not mistaken, by law they must show it if a buyer is interested.

As far as not being able to sell anything you listed, you are mistaken, I could sell real property under any of those circumstances, at least here in NY where I am licensed...... and also chose to join the local/state and National REALTOR association, which I was not suggesting to the OP.
