On the flip side, the MM may be able to negotiate a much higher price for the land than you could on your own (and close quicker). 

I haven't closed any deals but I've been looking for over a year now and I've come across 2 that I know are great deal.

Physician loan programs can swing wildly from lender-to-lender because most physician loans are portfolio programs which allow each bank to make their own decision on guidelines.Many of the programs will allow you close within 30-60 days of your start date as an attending physician.   

I would discuss financials on this if you choose to come see the pre-rehab on Dec 1 (I have made a lot of money (close to 7 digits after this rehab is done in ~2 months) but due to not executing a cash out refi (due to the rate increases) my return is below my underwriting).

(I think this is realistic because many property with the same sq footage in the area with upgrades are going close to 600K).

This is more common that you might think.They do not take into consideration the costs borne by the investor associated with the transaction such as: closing costs, carrying costs, finance costs, exit costs, etc.They are trying to hit a homerun on every deal and not leaving enough "meat on the bone" for the next person. 

I’ve personally just closed on my 4th in 3 years and even just the two I bought last year have netted me a starting engineer salary 👀!  

Alternative options include offering a significant down payment, a lease-option agreement, a joint venture, or a deferred closing to align with John's timeline.

The sellers were under agreement with another buyer who pulled out when Helene came through (even though the restaurant suffered no damage), so they are looking to close quickly (end of year) and retire.

Great post, thanks for sharing, Kevin--I would also add that the Lower South End area into Madison Park is also a great area to relocated to if you want to be in close proximity to Uptown without being in the hustle & bustle of the city!
