There are also breweries and expensive condos within 2/3 blocks so its not a terrible location just some nearby sketchiness.2) Home function: The house has no front yard, no outdoor storage, and almost no backyard for tenants of the 3 units to enjoy. 3) Parking: Only 2 parking spots for 3 units (8 beds total).

Looking ahead, builders are already delivering homes featuring today’s top desirable amenities: more space, new kitchens, home offices and gyms, as well as outdoor access.

We are very COVID safe (N95’s, outdoor eating, distancing).

Basically, I am looking different options for doing a short term rental in an area that I think is ideal for this business climate (away from urban centers in more outdoors vacation type of area) and I'm thinking of possibly buying a primary residence for this and renting it out some of the time when I'm away.

There are a few exceptions, but they tend to be tougher places, so you may have higher than normal repairs/capex...higher vacancy/turnover, etc....plus you can just have all kinds of issues in condos....issues from the neighbors, like leaks and noise that no one wants to fix....HOA violations of trash, outdoor storage, noise, parking, etc.I've looked at lots and lots and lots of condos in DFW and have only found 4-5 places that most investors would consider decent rentals.

Ok so in RI we use pressure treated wood a lot outdoors for decking and such,  but here in AZ desert area you seem to use dimensional lumber for everything.

There are 3 neighboring 4-plexes, and we all share a US Post Office provided cluster mailbox that is located outdoors on the sidewalk.A tenant called me and complained that a package was delivered to his mailbox, but, when he went to the mailbox - there was no package and the door of his mailbox was open.
