However, we don't show an apartment without a completed application and until I have verified employment, income, court reoords in every jurisdiction on the application, Once I have shown an apartment and have an interested tenant, Basically, if they didn't lie on the app then they should pass the background check.

It might make sense to look into a property management app/software that helps you manage everything yourself while still providing a little bit of a buffer between yourself and the tenant.

Consider this, my SOP for on site staff who show properties for me when they encounter a brutal attitude reads: “give them an application say thanks for coming and tell them to put it in the mailbox when it’s filled out completely”... ie: push an app at them and get them out.

Personally, I use our company's app as it's the fastest I have found, now that doesn't give me FSBOs and I think that Zillow is still the biggest platform used for FSBOs.
