What Property Management Program do you use 2020?

I have 10 Units in three buildings and I am about to add 40 more units. I have been using spread sheats and I know there are better ways. I downloaded  the "Property Manager Rent Tracker" app on my phone, it seems pretty good but doesn't have an option to run background checks. 

1) What Property Management Program do you use in 2020? 

2) Will I need a separate program for background checks and what should they cost?
