In response to your concerns, first thing to know is that investing in real estate never comes without risk and it is not as simple as some online "gurus" make it out to be.

I get where you're coming from with the concerns about virtual closings, especially for deals as large as these.

You will be familiar with the area, so you know the ins and outs of the neighborhood, including its amenities, schools, transportation, and safety concerns. 

I’m not too concerned about IRS liens as they seem to handle themselves out in a few months.

You're welcome to provide a link that reinforces your statement.(2) I'm much less concerned about what position the IRS takes than what position my clients can support under authoritative guidance. 

@Dean Valadez what I was referring to was the need to be concerned about cash flow as though you needed the cash flow to help pay your bills.

Certainly using cash or that of a lender/transactional funder to close your original transaction, then close your B-C is legal as far as that portion is concerned.

Be easy to look around and see if anyone else has a Mini split or a Heat Pump system.My concern would be reviews.

You can ask for some proof of income from the past year or funds in the bank for income concerns.
