Well, it could increase it because you're collecting more rent, it could decrease it because you have more expenses and/or more paper loss (i.e. depreciation), or it could all come out in a wash if your increases in rent approximately match your new deductions.Let's say for 2020 you have $100,000 in profits that would be taxed at whatever your tax rate is.

I think it would be invasive though for existing tenants but they might be cool with it since no more shared laundry or worse yet trip to a laundromat.If you cut the expenses down for heating I would cut atleast 100 probably 150 off monthly utilty bills from metering electric heat.

I saw it says basement is open to both sides, you May also be able to look at other income opportunities there, laundry, storage, additional bedrooms or bathrooms, etc.

Of course the tenant denied the extra people....she even said that one of the extra beds was for her to fold laundry on ;)So the easiest eviction is non payment of rent, or anything else in your lease that is described as "additional rent".

I need some one who is dependable, handy (can touch up paint, fix leaky faucets, power wash the porch, or whatever else is needed) AND has good people skills in that they will be working in two small senior care homes with Alzheimer's residents.
