I guess my question to you all is, where have you had the best luck in finding contractors for your projects, specifically in Arizona’s market?

If I was starting out, and lived in the area, I'd be hammering tomorrow..If you're hiring contractors forget it.

I would to connect with lenders, contractors of any kind, investors and insurance agents. 

I even was able to attract better contractors once the projects were in nicer neighborhoods - all thanks to other people's money.I guess I never looked at the cost of the money (fees/interest) as a negative, since I realized that in order to experience growth, capital would be necessary.

I have been working with a wholesale brokerage here in Houston and I am an independent contractor for them and I Dispo all of their deals.

My take after well over 20 years of investing in real estate is that if you want to continue to enjoy a great and profitable career and also have a life, that you consider taking @Jim Pfeifer's advice.
