Free is great, but in this case it's penny wise and pound foolish IMO.

At this point, I think it is wise to move him out ASAP so he doesn't try to "live out" his security deposit or try to sell me any more stories.

Numbers wise, I'd need a $75/sq.ft. builder on an improved (all site work, including septic and water taps provided) and permitted lot I would provide and my target would be $120/sq.ft. retail.

@Craig Oram I always hear the 5 year mark is ample time to wait until things get better cash-flow wise.

One large area of interest really is trying to figure out the best way to obtain funding without paying too large of fees that the deals no longer become worth it, but at the same time, I feel like if I stick to conventional investment loans, I am putting 25% down, which ties up a large amount of capital, and more than that, I am forced out of all cash offers and short closes which dramatically limits my opportunities, which is not wise.
