What I meant about using wholesaling techniques is, direct mail, or a web site to attract sellers and find deals, outside of the MLS.

You need to be able to get on the web, create spreadsheets, and manage your leads.

Sometimes things get lost in translation on the web.

Anyway - make sure you pay for labor - they can get their own materials and give you receipts - no mark up on materials.I would use the recommendation of the local REIA for sure - stay away from the web if you can for this since you have access to someone who can recommend - you might not be successful but you will reach success quicker that way!
