In "Skid Row", there were usually several kinds of apts for the homeless or very low wage persons including "SROs (Single Room Occupancy)" and Flop Houses.Back then, you could have lived in one of these "SROs" by working in some menial task that didn't require any skills such as loading and unloading trucks, etc.They didn't care if you were mentally ill or physically disabled or need medical attention.

May depend on the area but I'd highly recommend unloading that onto someone else who actively invests in that zip code and can get the rehab done on the cheap.

What you want to look for in an off market deal is motivation and urgency with the seller - if they want to unload a property NOW, you could potentially be looking at a deal.  

Make sure you approve the tenant and look at all the application docs.Some turnkey companies lipstick their property and put in any tenant and unload it to an out of state investor..

there are simply two sides to these equations.But for real world leverage when I was in the Timber business I could get Lumber MIlls to front 100% for timber deeds I put together charge NO interest and no points and get repaid by simply delivering logs with no PG.. that was during a very competitive and hot log market that since has gone away at least in the northwest..

The house is more square than I thought possible with today's crooked lumber it's off by 1/16" over a 40+ foot span.

The sellers are in their 70’s so they are just unloading property but want the installments for taxes instead of lump sum.

They may know someone looking to sell or they may have something they want to unload. 2.

Knowing this will let you know what it is worth, roughly, then you can decide if now would be a good time to unload.
