I was thinking of finding a fixer first and offering it to investors via direct mail (pitch is: investors buy off-MLS, the sellers pay me a minimal commission - so they net more, but I get the subsequent remodel listing from the investor. ) But, it would mean I have to lie to the seller, claiming I have an investor, when I don't. 

Hello Community, I have a question if someone has suggestions I will really appreciate it.I have a client whom is trying sell a house he bought and completely remodeled with his own money.

I'm looking for general remodel work for an investment property so need someone who can handle all trades.Thanks!

(Not including material, No moving of pipes, just replace tub, toilet, vanity, tile shower wall and floor)

Between  having no agents involved, and the seller not having to spend more money to remodel, you might be able to get  a good deal.

Michael:  I paid $500 bucks for some remodeling plans (yucca valley architect who is quas-retired) and he connected me to engineer/ and Title 24 guy  (new construction also requires soil test engineering and sometimes water flow testing for the water district)but I think 1000-1500 is probably  low end and 3500-5000 is high endI'm working on a hew house in pioneertown and I'm interviewing builders/general contractors (who have plans in their archives that were approved) -many plans approved in 2015 aren't valid.. because of the Title 24 increases every year and the 2016 codeNathan: exciting. yucca NEEDS some new apartments!

I just purchased a house a month ago, and after moving in, I noticed that the toilet in the second floor bathroom is not level.

We are in the middle of the remodel, and have had some opportunities to make sure of this.
