Once you throw in a couple of holding costs like insurance for example I don't see that any where, or even a tenant turnover your in the red with little hope of clawing back out. 

The title transfer or quit claim wouldn't send a red flag to the lender, but changing the insurance policy will as they are sent any policy changes.
