You are right, contractors do not need to be certified, but they need a lot of qualifications to run this loan successfully, I a not talking about 1x, I am talking about hundreds of times, with dozens running simultaneous, you want that type of experience, because that contractor has the proper resources to carry the project financially, competent staff to run and hit the timelines, and engage with the complexity of the appraisals, inspections, consultants, it can be daunting, if you do not have the proper infrastructure, you will not have a pleasant experience, the resource you reference, is very legit, they do a very exhaustive screening on contractors, they verify financials, background and experience, but I am not arguing with your point, you are correct.

On etrade there is no term for the line of credit so you don’t have to worry about paying it back quickly, the interest was very reasonable around 5-6% on mine, you only pay interest on the amount you’re using so if your line of credit is 50k and you only use 10k you will only pay interest on that, and the cherry on top is you can continue investing on etrade with your existing balance while your line of credit is simultaneously invested in real estate so you are growing your money at double the rate if you do it right.
