We ended up making this house the nicest house in the neighborhood which many people say not to do, but because we were doing everything ourselves, it wasn't really more money to make the finishes nicer; and I feel in drew in more buyers because they fell in love with it the minute they walked in.

I also mentioned that the listing agent said cash only and inquired if that meant that we literally have to have cash or of they would entertain financed offers without a "finance contingency" meaning we would forfeit earnest money if financing fell through.

So I offered 10% on the money or 20% of the profits whichever was greater and my former 50/50 guys fell in line while they tried to find someone who would take 50/50, which was hard because you could get more profit using a hard money lender.
