there was another thread were an investor mentioned he had 10 million dollar loan lined up from off shore they just needed him to put in 10%  or 1 million and he was asking on BP how to come up with the million..the funds were to be used to buy distressed assets....I shudder to think how folks think this stuff can be any kind of real.. if you can't borrow it in the states with our lax lending policies you aint getting it anywhere else...

If the bank gets the property at auction, then they'll deal with any issues before selling as an REO.......usually that is, I know one REO for sale now with a $400k code violation fine.....they are selling it sub to the lien, and letting the buyer gamble on what amount they can negotiate it down to.

A lot of investors still move their properties to an LLC with a QC deed, but it's one of those things where they're just gambling that the lender won't check it and invoke the DOS clause.
