From what I am finding online, it is looking like it will cost anywhere from 2k to 5k to transport a mobile home if it is coming from near by. 

Managing it myself without being near by makes me a bit nervous, really wanted a manager to handle everything as I have a lot of other things to handle. 

Hospitals are great resources to have nearby rentals.

There is a MOSI nearby as well.There are a bunch of restaurants along Fowler Ave near USF and a few along Fletcher (USF sits between Fowler and Fletcher).

A lot of times properties will tell you it's at full capacity, meanwhile 2 months before they drop all criteria and fill the place with horrible tenantsProperty Management - it depends on how they charge, I just wanted you to be aware of placement costs and eviction fees.Area - don't drive around, WALK around for a few hours.  8-9 AM 11-1 AM 4-6 PM, go out to eat nearby possibly, sit in the car and just watch the area, talk to people, etc. 

I also think there is an opportunity in SFH in areas with decent schools in nearby suburbs.

Told him we couldn't do that, but advised him he could go to the check cashing place nearby each payday to cash his checks.

It might not come all the way back for a while.One more thing, running a short term rental somewhere when you don't live nearby is not always as easy or profitable as it sounds.
