@Karl Kauper a majority of the investors I work with have migrated down from NYC down to Philly for the reasons you stated above. 200k goes a lot further down here and you are not going up against the rent control Policy.

All I know is that the southern areas of SF (but in SF proper- bayview, excelsior, Crocker amazon, etc.) are definitely seeing a migration of renters, as the central parts of SF are generally north of $4000 for a 2br.
