The planks are going to get broken, some cross beams will occasionally get broken but if my posts are solid all other fence repairs are fairly easy.So far I have never needed to replace/repair a steel post.I do not think a fence helps me collect more rent but it can make the unit more desirable.

Interior demo can usually pass without permits so as long as you don't touch any load bearing walls, structural columns, beams, shear walls, etc. but it's a case by case basis.

Check out at the local muncipality/assessment office do they have it as modular or mobile.DW are built on a steel frame, the still have wood joist but look at the beams & girders for the steel.
