It's a reference of how strongly your money is working for you.You have 100k invested, and net 1000 monthly = 12% CoCyou have 1MM invested, and net 1000 monthly = 1.2% CoC same cash flow, but a much worse way to spend your money.This applies across leverage too:$0k invested, Mortgage the entire amount +net 100 monthly = --% CoC ( infinite)$20k invested, Mortgage a percentage of the unit + net 200 monthly = 12% CoCSo the cash flow is higher, but it comes at a much higher cost.
