You'll still want to treat it like any other investment property, creating an inspection and maintenance schedule as the occupants will likely not address much following the sale, especially if health is a concern.

I've also made a lot of healthy lifestyle changes with my diet and exercise over the past year and cut out all the extra sugar and I feel SO MUCH BETTER.

I also charge 75% more for cleaning (than what my cleaners charge me) so I end up with a healthy surplus that easily covers any linen/dish damage that is not claimed. 

I do believe some regulation is healthy for start up competition in the long run, but west coast cities are really dependent on Apple/Google/Facebook/Amazon etc for stability right now.
