I've always found that fascinating in an odd way.

That was and is a topic that fascinates me, worries me a bit, factors into my own thought process. 

The only real estate "course" I've ever wasted time on was $150 for a three-day seminar that I was 100% positive was a scam, and it was, but I wanted to see the details of how the scam convinced people to give up more money because I am fascinated by this sort of thing.

Thanks again so much for your time, it's so fascinating reading about everyone's experiences and hugely motivating to see how people like you are making investments become a reality!

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

Fascinating, I know.How we'd want it to work (spoiler: it doesn't)Year 1: no cash = no taxesYear 2: no cash = no taxesYear 3: $15k cash is a partial return of the $100k investment = no taxesYear 4: $200k cash is split into $85k remaining initial investment, and the other $115k is a capital gain taxed at 15%.This would be simple and fair.

I find it fascinating, and it just feels right.  

But I do find it pretty fascinating to see other people do it. :-)
