You could also possibly partner with a relative who knows / trusts you to make up for any shortcomings you may have.After that, presuming you have good credit, you can go to a mortgage broker and they will evaluate your credit and financial "worthiness" against their requirements for their lenders to lend to you.

Thanks Ned, Short answer to explain it, I did not know they were around back then, just found out now when we are coming back, a little background, when I started in 2005, I was a child :) 28 years old and thought I knew it all, all, all :), did not know about hard money lending, only new about bank loans, and Home equity lines of credit, did not know where to find more money, since I did not have much, I would rely on what I could get from banks, loans, credit cards and was not always that great, it was a learning experience.....and Wholesalers, I did not know that even existed, everything I would find back then was already on the market and through a "friend" agent, MLS, FMLS and all those, nothing like what we have today.

We’ve repeatedly asked the seller to provide the tenant’s rental payment history, but there has been no response.I asked my realtor how we can verify the payment history, but she didn’t directly answer and simply mentioned that I can either accept or deny the lease (it’s a month-to-month lease, which I’m fine with).Should I move forward with the sale?

Typically we get a copy of their license / identification and pull credit etc after they sign a credit authorization form.Typically notarized documents are needed when recording them with a county, but for a contract it’s very rare to have contracts like a lease notarized.

I would connect with a few lenders on here, find one local mortgage broker, and then call around to several regional banks and credit unions.
