@Joel Owens - I have to tell you, I have spent countless hours researching as much as I can about strips.  

I am not asking “how to do arbitrage”, I have took the courses, spent over a year doing my own homework, I have spoke to landlords, realtors , continuing to pitch  my business model countless times . 

I did countless research, wrote out a 20 page business plan, secured a broker to run the business through, just never pulled the trigger and I am very thankful that I didn't.

There are countless.

Personally, as a real estate agent, I've used countless programs such as ChatGPT, Runaway, Midjourney, and many more specific ones to increase my workflow and quality of work.

But I started with 10k I had saved and grew a portfolio to hundreds of doors, countless flips, land flips, wholesale deals etc. without ever spending another dollar of my own money unless it was earned from a real estate deal.

This is immensely helpful and will help me, and I'm sure countless others, help guide the eventual conversations with estate planners/attorneys.
