I have a security deposit for 1 months rent, but they did not leave the home in great condition (minor damage to drywall, did not re-paint rooms they painted upon moving in, furniture left behind).I'm looking for recommendations on how to handle this situation.

I have a SFH that I purchased for 50K put around 6K of cosmetic rehab into it (paint & carpet was really all the interior needed did some landscaping myself for curb appeal) got the down payment of 10K from my 401K.

Now that I have a good GC, all I want to buy are rehab jobs ;)My point is you can still get cashflowing deals on properties that are rent ready.Thanks for the advice, I agree 100%, if I need to rehab, prob just cosmetic small job, like painting, flooring, etc.
