To answer a couple of your questions about hesitation with doing this..... (1) The code to the lockbox is a one time code and it automatically resets to a different code once they put the key back in. (2) if the bottom portion of the lockbox is not put back in within a certain amount of time (15-30min) then it sends an alert to our office saying that they didn't return the key. (3) we have SS card (I think) and license of every single person that goes into a property by themselves.

Recycling may be part of that cost,, it is sometimes automatically included by city and you can't get out of paying it even if you have your own hauler,, make sure you find costs when doing taxes so it goes against sanitation / trash costs,  not water/sewer..

If he has a rental agreement now with his brother, you'd have to honor that till the end of the lease term,, otherwise, if you permitted him to stay it would automatically be a month to month and you'd be required to give proper notice..

I spent some time on it and created a workflow that automatically creates an excel document for allowing me to book my mileage.All I have to do his hit a button on my homescreen, enter my mileage from the previous trip, pick between personal or rental and it adds a new line to  the excel file.
