Nik,Assuming what they manage is large enough, your contract with them should include some sort of End of Year Bonus structure.     

Make that room a closet or just be very clear in describing the layout with pictures and a diagram to prevent negative reviews.Maybe market it as a 2 Bedroom with bonus sleeping area?

In A or B properties you should absolutely change these as quickly as possible (and bonus points for doing this prior to a tenant complaining about it).

If you and your guys get it done in 140 hours and others would take 200 hey keep the bonus I have zero problems with that.

You can a company or employee a flat salary or fee per lead but their cannot be any type of bonus paid because you closed a deal.
