They can file the same day as the letter if you don't feel the letter will change the situation. 

As far as PM is concerned...I feel that no one will care more about my properties and tenant selections than I do.With that said, I will be forced to go the PM route some day as I scale my buy and hold business.The work we put in now will pay later...short term pain for long term gain:)

At the end of the day a well place SFR in an area like CA.. or other hot markets of virtually every city.. even though they may not seem like cash flow homes.. because maybe they just break even or ( hush cost you a hundred or two a month)... those homes over a 10 year run will if you only own one of them or two of them..
