We can make exceptions with worse credit and slightly below perfect income but under no circumstances do we allow anybody rent one of our properties with a below 500 credit score, or 2x rent income or prior evictions.

Are they way under market, or is it manageable for now?

Once you have the place under contract you are time limited.

Under contract but these buyers are getting a great home, great location, for a good price.

The family purchased a lakefront property in a nice area three years ago but then ran into a series of issues, and have abandoned the place because of them.They are hoping the bank allows a short sale (asking for roughly $20,000 under what is owed)Here's what's made them so unhappy:Anytime they used the laundry it was dumping into a dry well, which would back up into the house forcing them to take their laundry to a laundromat instead!!

Simply put, many of these distressed properties were put under duress by the former owners financially, not necessarily the location.

Have your notified your insurance agent/company that you are no longer living in the property and that it's under renovation?

That will cost us about $4.8K out of pocket (our insurance deductible under our Rental Dwelling policy).
