I do plan to consult my real estate attorney who handled the closing but this is his busiest week of the year, so I definitely don’t want to bug him with something that isn’t extremely urgent until after the New Year.

Now, we are 11 weeks into an 8 week job and he has abandoned the job with 75% of the money and only 50% of the work done. 

Professional photos could cost as little as $150, but you should pay more to get experience shots, golden hour, aerial, and video.

@Matthew Drouin I haven't even dreamed of doing what I'm talking about but research the subject I've been brought to various YouTube video offer case studies & case analysis which would have me to believe deals can be done by lone individuals without any capital of their own being spent.

You could absolutely save the money and over time, learn everything I learned by listening to podcasts, reading books and watching youtube videos (except having the regular check ins with a mentor).

If I block my card it'll take at least a week to be able to use it!

Like you said , anyone can check the history,  I do have cameras installed and I do check twice weekly, it's not too far from my primary home . im a first time investor, is it ok to DM the listing to see if I'm missing something?  

@Chan Park this can all be handled via phone, pics, preferably narrated video - you shouldn't need to go and see it yourself.

You should allow a 1-2 Weeks for the appraisal, and 1-2 weeks for title and insurance.
