We get a quote from our normal vendor and we have the tenant pay for the difference of the two bills.

the vendor VRM is saying they are the sole mortgage officers and that if your brokerage is registered you can get the loan?

Neither camera is capable of turning toward the house to view anything going on inside the residence.I am a remote landlord and wanted the cameras as a security measure to protect the exterior as well as monitor what goes on when outdoor vendors are at the property. 

We're not very big, but we have enough volume and good relationships with our vendors that they show up for us.

You're going to need to pull local mechanics lien laws to determine whether a vendor needs a written contract with the owner in order to record a lien.

Unless you've spent years building relationships with owners, vendors, etc. in which case deals will start to flow to you because folks know you can execute. 

Word to the wise- find fair contractors and vendors, pay them fairly, pay them fast and treat them well.
