If you look at real estate as one of many vehicles to earn income, you simply have to acknowledge that it isn’t always going to be the most favored vehicle at all times.  

If someone had an "event" in their life (illness, divorce, etc) then we may be willing to accept that, but if someone has had their vehicle repoed, they have items in collections, and a history of late payments, we'll pass.

I currently live next door to one of the areas most popular restaurants and my vehicle is somewhat distinctive if you notice it simply because no one else in the area has one, not because it’s an expensive sports car or something.

Remember like add-ons to a vehicle purchase purchasers effectively increase the amount of capital borrowed.

We agree with @Travis BiziorekBay City, Saginaw & Flint all have low price points, but little to no growth.There are better opportunities in Detroit, even Midland (home of Dow Chemical).

Helocs are not great long term debt vehicles.

But now you are not talking about real estate as an investment, but rather a vehicle which you are building a business around.And lastly, we are still at historically high prices.  

It's been challenging to say the least, but the rewards have been better than any other investment vehicle I'm aware of.
