Not much, other than to provide one more hurtle investors and Realtors have to overcome when instructing sellers on the true value of their home.

I had always assumed it was because the apartments were too small for anything else and that there were concerns about the dog urinating etc. throughout the apartment.

It's probably dog urine.  

We also bought a little old lady house that smelled of mold (washer leak) pet urine and smoke.

He knows what chemicals and sprays to use depending on the situation, whether it's cat urine, nicotine, etc.Good luck.

I purchased another park which has 100+ spaces so I could get over 100 in the next couple of years but I have some regulatory hurtles to jump first.

One thing we did discover is (this property doesn’t have a basement it’s on a slab), because of the pet urine soaking into the concrete after cleaning, bleaching… we sealed it with Kilz oil based sealer to lock in/out the odors and ran my Ozone machine for a month to help with the smell.The Bear Paint distributor for Home Depot said we should have used water based Kilz and not oil based.

It does not smell like urine or anything of that nature, it just has an animal smell.
