No kidding.. each Jurisdiction is unique..

unfortunately this marketing specialist was NOT a specialist in marketing for real estate businesses, did not understand the unique requirements and characteristics of real estate, and hence implemented their “generic” on line marketing program.  

Every situation is unique although I prefer to self manage.

There are a couple of unique tax laws to real estate investors - 1031 exchange, bonus depreciation on certain improvements, Qualified Opportunity Zones, real estate professional status, etc.Make sure that the accountant you interview to understand the above concepts.best of luck!

While I haven’t chosen a specific niche yet, I’m leaning toward purchasing a multi-unit apartment where my 20-year-old son could live and help manage while we rent out the other units—essentially a form of house-hacking.So far, I’ve connected with a few real estate agents and gained MLS access, which has been a great starting point.

if so maybe it doesn't matter but most construction loans would have had to be refinanced twice by now Robert -Cape Coral is definitely in a unique position when it comes to new builds.

Before you move out in two years, see what niche of tenants you like, and see if you can market accordingly.
