Always keep in mind you are operating a rental business, your personal needs and taste are irrelevant.

If the tenant is friendly, works with your listing agent for showings and is clean and neat and their place is tastefully decorated then its worth trying to sell when you have a tenant in place.

Not necessarily impossible, but by far the easiest way people get those properties is putting down the necessary capital (cash) on the property to purchase it.Once you get a taste of investing, the most limiting thing will always be your own cash. 

Either way is great depending on your goals and your tastes for debt.

You don't know what you are doing and will only screw this up more and ruin our taste for real estate investing.

But then again, maybe with owning a farm and family business, that's simply their tastes.
